I would agree that Boise (Ada county) doesn’t seem to be a bubble but a strong market for people moving in with great job growth. I would be very curious how cou ties like Fremont and Teton county and other counties do with extreme winters, as many people who move to those areas decide they can’t handle that weather 12 months per year. Many are bought up as summer homes only.

@Kyle Shankin. I think they are referring to YOU trading one property for another. You do not need to trade, as in receive, the property from the person you are purchasing from....an I understanding your question correctly? For example, I sold a duplex in one state and purchased a single family home in another. The other person did not get my duplex, I merely ‘traded’ one property for another to avoid having a taxable event.

I’ve been learning about wholesaling and investing for over a year and yet not ready to start my own investing yet but would like to use this time to gain valuable experience from someone successfully wholesaling who would like help cold calling prospective sellers. I supervise a small call center (non real estate) and would like to learn the wholesaling part of this before I start on my own. I’d be calling from mountain standard time and available in the late afternoons/early evenings. I have a pleasant voice and personable in the phones and would love to form a win win relationship.

I just did this on a rental. You have to wash the paneling, sand the varnish a bit, a couple coats of primer (at least) and a couple coats of paint (at least). Pain in the rear but now that it's done, it looks so good. Make sure you have a lot of time or a lot of worker bees. I have also heard of skimming it with drywall mud and painting over.

 Thank youlm@Thomas S  I haven't been able to find a lender with my lack of decent income to pull the equity out, but I am fairly inexperienced with financing.
