Thanks for the response! Our family lives in Franklin and we found a good opportunity to break into the market there. We visit very often and our family already has investments in the town as well as Morgan City. Are you familiar with the parish?  We'd love to hear your thoughts on the area, especially if you have a recommendation on management.

Hi everyone!  We are closing on our first property in about a week after a LONG escrow!  Does anyone have recommendations for property management that they use in St. Mary's Parish?  We want to see what options are out there.  Thanks for your time!!

I'm very interested to see the responses to your question.  We are also interested in Portland (and Oregon in general). 

If I were in your situation, I would consider properties like these and get a construction loan:

It's a darn good deal in a very nice neighborhood from what I can tell, but it looks like it's a highest and best.  It might be a challenge to get in on, I think.  Maybe someone in the forums would be able to give insight on it.

Another option is a turnkey house that looks like it's in a nice area (but not as nice as the first) is:

@Fay Chen I will look into legalShield. I'm pretty gunshy about online legal services because we just had the MOST HORRIBLE experience with legal zoom. It seemed like the hard and fast rule to be employed at legal zoom is to be a teenager with no ability to listen, reason or understand a situation. We thought that since there were so many good reviews out there, it was going to be a slam dunk. We were 1000% wrong. And we went through at least 6 different people--all at varying levels of incompetency. I know legalShield is a different company, so hopefully their business model and hiring standards are different.

Hi everyone!

We are working on an out of state transaction, and instead of flying out to close, we are looking for a good transactional real estate lawyer in Los Angeles (preferably South Bay or Westside) that can help us review the title & closing paperwork. Does anyone have referrals? If you don't have referrals, do you have suggestions on how to look for a good lawyer?
