@Russell Brazil, you've provided a wealth of information -- thank you! I'm curious about the property you said is "sitting there." I am looking to start building my investment portfolio; perhaps this could be a good beginner project? Any additional info you could provide?

@David Dachtera, I'm actually renting to family at less than market rental rate, so although we'll have some rental income, this property isn't a major money-maker (yet). Basically, I'm offering them an upgraded place to live (they're currently living in a multi-family unit), in exchange for having a guaranteed renter (that I know & trust) in the home. My goal is to make gradual improvements, where necessary, without breaking the bank. I also have a 5 acre lot that I'm debating whether to hold & build onto, or sale -- also inherited.

Hey BP! I recently inherited a property that I plan to rent out -- no mortgage, but the house needs some work. It's a 1950s SFH...kitchen cabinets & countertops need to be updated. Not sure what to do about wood paneling on walls & brick fireplace. I have a few GC's coming out to give estimates on the work in the kitchen. The MBR has an extremely small half bath -- I plan to get an estimate on cost to install a stand-up only shower unit. However, it would need to be extended into a closet to fit. Any suggestions on how to update the property with as little out-of-pocket expense as possible? What should I expect to spend on the kitchen remodel? Received an estimate of $19K just to re-face kitchen cabinets & replace countertops. I've never done a kitchen remodel, but that sounded pretty steep in my opinion. Any thoughts?

Hi there! I have always wanted to learn the ins & outs of investing and flipping, but wasn't sure how to get started. I'd like to take advantage of the current market & purchase multiple SFH's for rental properties. I'm interested in investing in, at least, one property in DC.

Hi there Chris! I'm also a newbie in the NOVA area. Looking to get as much information as I possibly can, but more interested in the SFH market.
