Sorry, let me clarify. I live in a house on the property which I rented prior to buying the entire property. I was able to view the rental when the previous tenant left it in pristine condition. I also was in the house a few months after she moved in when I had the house inspection done. I have pictures from that inspection. She appears to have gone off the rails after this when a new boyfriend appeared on the scene. Either way I'm glad she is gone through I feel badly that I gave her a good reference.

She is out of the house but keeps texting me about the deposit. I told her I have 30 days to get her the final tally and balance after fuel/damages. She is desperate for the deposit back, angry and says no damage only wear and tear.  My favorite text: "I know my dog threw up while I was moving and I forgot to clean it up but I'll come over now so you  can't charge me"  Told her lock is  changed, don't come. You will hear from me when inspection report is done. 

Told tenant 60 days prior to lease end that I would not be renewing. I have family that I want to put in the apartment. Never had an issue with the tenant at that point. I bought the property eight months ago and inherited tenant.  She found a new place, new landlord calls for a reference and I gave a good one. He's happy and she signs lease with him. As I am getting ducks in a row for her move out the bank calls to say they inadvertently gave her access to the escrow account. We happen to have the same bank. She had transferred all the security deposit to her account. They seize funds from her account and transfer back to escrow. Supposedly fix access issue. I don't even bother to confront her about this. She does this once again, problem was not fixed, and I just have funds transferred to my account as I am about to do inspection and settle up with her. House is not left in good condition. Everything filthy, water damaged window sills, carpet is pretty trashed from pet stains. Fuel is not left at original level. She thinks she deserves full deposit minus fuel, ha. I feel badly that I gave her a good reference when in fact she turned out to be a nightmare but only at the end. She didn't party or do anything to alert me that she would be trouble. This is a small town. Would anyone call the current landlord to give him a heads up or just let it go?

The house I bought in July included a separate two story 1bed, 1 bath rental house on the property. I inherited the tenant who had a one year lease that started mid Feb 2015. I viewed the house just before this tenant moved in and the carpets were clean and unstained. The kitchen and appliances were clean. No issues with the apartment. I just did the move out inspection and am trying to figure out damages. There are pet stains throughout the carpet and I don't know how to figure if the carpet is salvageable. I seriously doubt it can be cleaned. 

The kitchen counters, floors and appliances are sticky and with visible dirt and food. The fridge is dirty and moldy inside. The drawers are full of  mouse droppings. She never told me about any pest issue. There is water damage on all the upstairs windowsills as I believe she never shut her windows. She left a fair amount of belongings behind which will be easily disposed of.  The oil and propane tanks are about $200 shy of fuel from when she moved in. I know I'm going to have a hard with the tenant about these issues. I will do the cleaning myself. I just can't figure out how to determine if the carpet can be cleaned without paying someone to do it and then losing that money if indeed it is not salvageable.
