CONGRATULATIONS!! I am just now seeing this post and it is very inspiring. I am in KC as well and have my 1st property. Thank you for answering everyones questions because I am learning so much. I am going to follow this post and I will definitely use the information you are giving here. Is it okay for me to contact you if I have questions specific to the Kansas City market?

It is all in your experience.  Many of the tenants in this area 64127 and 64128 will stay for at least 10-15 years if they have really good landlords and rehabbed houses. Why? because they do not make enough money to move into another part of the city. They create their Oasis where they live.  This is a PRIME area for an investor who knows what they are doing. Your worst nightmare is a bad PM. One who only checks the people but does not do monthly inspections on the properties. Yes, you will pay a bit more but when your C grade tenants know that you will inspect the property monthly your investment is protected.  My family has made tons of money off of rentals in this area since I was very young. I have now started my investing career in the 64128 zip code. I chose to live in the property while rehabbing.  Have not had any problems (All Glory goes to God). These neighborhoods are working people. Even Section 8 tenants must have jobs now. All they want is a nice place to call home that does not break the bank. I advise you to come to KCMO (Air BnB) and check it out for yourself. You won't regret it becoming a landlord in these areas.  Big money to be made from long term tenants.
