Thank you all so much for the replies and recommendations! I’ve decided to laser focus in Maryland for right now.

Hi, I've had 2 buy and hold rentals in CA since 2008. I took the leap to sell one, doubling my money. Just closed today and set it up as a 1031 exchange. The market I was looking in, gives me pause and now I'm under the 45 day gun. I'm comfortable taking on some debt and have $250k to spend. Would like to spread out over 2-3 SFH buy and hold rentals. Would love advice in the Memphis market (or other good rental markets for that matter). Thanks so much!

I’m in the same boat Ignacio. I just closed on the rental property I was selling today in CA and although I doubled my money, it’s not even close to enough to buy 2 more properties to slowly grow wealth. I’ve got 45 days to identify 3 properties and I’m not confident in the market I was looking at any longer.
