There a good many cash buyers in this market. Leo Kingston is one, he's awesome and really knows his stuff!  And there others here as well.

I am an investor and Realtor* in Lawton, Ok.  A contract for deed is usually used by some local investors.

Here's the story:

I have "purchased" a home from a man who inherited his father's house with a mortgage.

There is still the original mortgage with PITI. I am trying to have the original insurance changed to a new policy with a new company to insure my interest.

I need to somehow replace the current insurance because the mortgagor is deceased.

The current lender is not being helpful in the matter.

Suggestions please?????

While I do agree that a 3/2/2 is the best most of the time you do need to consider the area you are investing in as well. If your area has a shortage of 4/2/2 and a deal can be had on one to me that would trump the 3/2/2.

Always try to provided the most sought out product not the most abundant.

I am curious how this deal turned out for you.

It seemed like a decent idea, with a few additional steps to have protected yourself a little more....what happened?

We just buy property in our LLC's name to begin with...I have purchased property in the beginning in my name and then put in the LLC's name via a quit claim deed. There is a time and a place for that in my opinion. It's just not how we usually do it.
