I need a cheap but honest AC repair or replacement in Modesto for a fix and flip condo. Repair preferred. I already paid $1000 to one guy who left with the ac running cold but one week later it no longer made the place cold. It works but does not get cold. He came back and the same thing happened again. I believe this is stopping the home from being sold. Any suggestions of cheap, honest and good AC repair places? If not what about places I can replace the AC cheaply? What about Home Depot? I tried CL and Yelp. The yelp guy cost twice as much as the CL guy. Please help! Thanks! 

@David Faulkner and @George Gammon  Thanks David for your input. I have moved on from PA and I am now looking in Nevada which is more expensive than PA but still much cheaper than CA. I can make a weekend trip to Reno or Las Vegas to buy a property which would be hard to do for a property in PA. The rents seem pretty low in Nevada but the appreciation is fairly high. I might be open to living in Nevada one day as well. The only downside is that I have no relatives in Nevada like I did in PA.

@David Faulkner I would have to drive to Bakersfield, Fresno, Redding or Susanville to find a small house in fair condition for under $100K which is 4 or 5 hour drive from my home. Sacramento used to be cheap but no longer. Stockton is getting more expensive as well and has high crime.

Are there any homes within one or two hours drive of Orange County for under 100K? If so, I would be interested in them. I saw Trona, CA has inexpensive homes but it looks like a desert wasteland.

I am trying to start my real estate investment career with a limited budget. If you have listened to any BP podcasts they frequently say that cash flow trumps (pardon the pun)  appreciation because appreciation can come and go.

Hi Tony,

I prefer Eastern Pennsylvania where my relatives live. I would consider Pittsburgh if the numbers were right but so far from what I have seen the numbers have not been right.

I also like Eastern PA as I am from NYC and I would like to visit NYC when I make a tax deductible business trip to Eastern PA.

I am also looking at Philadelphia and up to an hours drive from there.

Hi David,

SFH in my area start at 400K which I cannot afford. I am interested in rentals and 400K homes do not cash flow as rentals. I have seen many homes in PA under 100K and even under 50K. These lower prices offer much higher cash flow potential.

Thanks! I would be totally ignorant about taxes since I live out of the area. What are some of the names of the towns or cities you talking about? Any help would be greatly appreciated.

@Jon Sanborn Thanks for that information! I am a native New Yorker who now lives in CA and I would love to have access to public transportation to Manhattan near my home(s) so when I visit my properties I could make side trips to Manhattan and see my friends there!

What about East Stroudsburg or Stroudsburg? I have seen some good deals there as well. Is there gang activity there? Thanks!

Thanks for your comments. I am currently looking in other areas of Pennsylvania although I have yet found the right place to invest there.
