I’m trying to comp the property itself and not the rental income. Any suggestion on any free websites that I might be able to do that?

Networking and asking others in your market may be your best bet. In Los Angeles, our properties have around 10-15% vacancy throughout a given year. I recommend going with conservative number as you're analyzing and see how that works out for your deal.

Hi All!

I'm new to the forum but have been listening and watching a lot of content from Bigger Pockets. I came across a potential opportunity (not under contract yet) but I am having a touch time finding comps and coming up with an offer price for a 7 unit property that has the option to be added on more and the strategy would be STR. I would appreciate any help from anyone that has started in STR Multi-units or can guide me through to make the right decision. The property does need to be fixed up.
