Great meeting!!  I met my partner there at this meeting almost 3 years ago!  Still attend semi regularly and when I do always make some great connections and hear/learn something new !!

Post: Renting to a Company with a Halfway House Program?

I have operated halfway houses and they are a great blessing if operated well.  There are lots of great operators out there but there is also lots of bad ones.  Make sure you do your due diligence about who they are and if they have the proper credentials.  There is a lot of money to be made and that attracts bad operators.   In Florida it is not uncommon to get $250 per bed per week ($1000 per month).

In Florida there is a lot of oversight to halfway houses now and there is a state regulated organization named FARR Florida Association of Recovery Residences.  Not sure which state you are in but check with the local/state  agencies.  

Good operators are well insured and are great blessings to the people they serve and the communities they live in.  Hope that helps.

Post: Potential Rental Built on a Landfill??

I am looking at a property that I may be interested in purchasing as a rental, but it was previously built on a landfill and may have some foundation issues. Can the foundation of a property that was built on a landfill be repaired? I was thinking no, but I do not know enough about landfills to know what to think. Does anybody have any experience in this area?

Looking for some ideas for smaller  beach communities that are short term rental friendly in Florida.  Want to purchase something under $300k in a safe beach community.   Preferably it not to be in  South East Florida but instead I prefer Southwest Florida or central East coast.  Thanks

My partner and I are moving beyond qualifying for conventional financing due to our DTI ratio being too high. We may be able to finance one or two more properties but need to get an education on alternative funding asap. So what source(s) would you recommend for gathering info on how to attain private/alternative funding? Or do you have any other suggestions for us to start looking at?

  We owe in part our intial success in RE investing to BP and all of you! So thank you!

My partner and I just closed on a deal on May 1st and just went under contract yesterday on another one.  We are full steam ahead!  Both properties in the greater Pittsburgh area and since both are most likely long term holds we believe the rental market will not be affected... Hoping to grab some more deals this summer!

Post: Des Moines Cash Out Refi

I was just looking to do the same today and found 3 Iowa banks that are doing cash out refinances.  Farmers State Bank which I think would lend in Des Moines... I spoke to a guy in Waterloo today and they are doing cash our refinances at 5% 20 year amortization 5/5.

Also 1st Security bank has 3/3, 5/5, 7/7, and 10/1 options with 80 ltv ranging from high 3% - high 4.  Not sure if they lend in Des moines but have branches in northern part of the state.  
Lastly the best I have found is offered through First Citizens.. They have a Freddie Mac program that cannot be beat. call them today... Low 3's with 70 or 75 LTV 30 year.
