Hello!

We are experienced manager/operator and a superhost located in Chicago, that can handle the entire operation. We have about total 270 reviews all acquired within the past 12 months. We've managed to automate many of the tasks such as scheduling, messaging guests, and turnover using Zapier, Podio and etc. We are looking to scale and faced with few challenges. I would love to connect or discuss!

We've explored mainly 3 growth options

1. Commercial-type Leases from building owner

2. Purchasing 2-4 unit buildings

3. Management Model

All 3 of them comes with their own pros and cons. 

1. We can scale faster with less capital, but less control and harder to pitch to owners, smaller profit.

2. More Control more profit, but need more capital/partnership

3. Easier to grow, Questionable Profitability. No Branding

What do you think the best option is?

Legal issue but probably not, if the intent is to use only DBA names and not the LLC name in the contracts.

"You may think it's not important to indicate both the legal name and the DBA of your company when signing a contract because you use the DBA exclusively in your advertising and on products for sale. A DBA, however, is basically just a nickname, and using it without reference to the full legal name of the company in legally binding transactions can undermine the liability protection that corporation and LLC business structures provide. A business creditor can argue that the person who signed the contract is individually liable for performance because the legal name of the business was never used."

I credit real estate educators for teaching people how to wholesale get deals which is by far way more creative and aggressive. I apologize for not finding deals and I apologize on behalf of all Realtors for not convincing people to sell and list on MLS.

Flippable if you add some amenities and increase rents. 

But the real lesson here is Stop Overanalyzing and Take Action. MAKE AN OFFER WHEN YOU SEE A GREAT DEAL!

Properties are flying out in this area as they come on market. values are skyrocketting
