Post: Security Systems on Rentals and Flips

Hi Ryan,

Working for a Security Consulting company for my day job, I strongly believe in Security Systems, but only if they are property installed (i.e. built in redundancies). But as a property owner/landlord I can see the issue with ROI of the equipment and monthly monitoring.

That said, I think the more you can use your security system to provide tenants more "home automation" features (i.e. controlling lights, thermostats, locks, etc.) from their smart phones, I think that is where you may be able to recognize some returns, especially in "A" and "B" class neighborhoods.

Just my 2 cents.

Thanks Bill. I'm actually the seller in this situation. I just want to pay the principal off at closing and not have to pay the associated interest for the Oct 1 payment.

Sorry for the confusion.

Hey BP Nation, I have a question that is probably pretty silly for experienced investors, but I'm in the process of selling my first investment property, my mortgage payment is due on October 1st.  We will probably close on this property sometime before the 15th.  I'd like to avoid making this mortgage payment, in a effort to not pay the interest.

Is there a grace period on monthly mortgage payments, or does anyone have any suggestions on how best to handle this, or should I just bite the bullet and make the payment.

Thanks in advance.

At this point, I only know about the development based on research done by a neighbor. We have never officially been made aware of the construction, does that change anything in your mind?

Just to the east of old state and west of Sancus. The development is across the CFD station on Lazelle.

Fellow BPers, need some guidance. Our primary residence is near a large mall in Columbus Ohio. We just received notice that a developer plans to build 3 story apartments in a 3 acre lot that buts up to my neighbors backyard. I live across the street. Should I be concerned about property values? We've always talked about renting this property and moving. There is a banking giant HQ across the street and rentals are usually pretty easy to find. My question is, should I be concerned about the new development and should it force my hand into moving and renting this property?

I'm looking at some rehab properties on Zillow. What are fellow BPers opinions on buying from zillow? Are there deals to be had? I'm assuming the estimate that zillow provides is way off, but what about recent sales? I guess I'm just looking for general feedback/thoughts

Would welcome recommendations for contractors folks have worked with in/near Columbus Ohio. I've got some flip properties that I'm considering and would like to receive quotes for the rehab.

Robert Ellis hey Robert. I'm a new investor in the Columbus area. I don't get on the physical BP website much and I haven't figured out how to invite new colleagues via the app (can I even do it?). If you think of it, invite me to connect and we can chat more offline.
