I was wondering if anyone had opinions on buying older homes? The town I'm in has a lot of older (maybe 1900-1920s) homes in desirable areas and also a lot of homes built from 1949 on.

It's an area that I'm interested in, but I've read one book by Robert Irwin and skimmed through another at Barnes and Noble and he mentions in numerous places not to buy houses over 10 years old, but especially not older than 25 years old. Is he just speaking from his personal experience, or is this something I should consider?

If you have a niche market idea (i think mine will probably cost more than standard rehabs) would you focus solely on this, knowing your business might grow slower than if you didn't have a niche- or should I just try to by SFH and renovate to generate cash flow and get experience?

Anyone have or know or any niche markets? Is it smart or dumb to focus on rental units a little nicer than typical?

Hello, I am new to the forum, and am interested in focusing on a niche market, renovating older buildings using green building techniques. I'd like to hold on to the properties and rent, but think I might need to sell them in the beginning to build up my cash.

Does anyone have any experience in this? I've read green building costs are 2% higher than regular building costs, but don't know how this would translate to a renovated house as opposed to a new building.
