Thank you for your reply. The neighborhood the house sits in is the lowest priced community and the property is especially expensive because of the lot size. It is a  With major work to be done on both outside and inside, many buyers were around the same (85k) number with their price range.

I connected with a seller the other day and can’t get helping him out of his house on my mind.. he is a retired firefighter and a great guy but is in a hole where we need to be around 85 and he owes 106. I’m a wholesaler with no backing to invest so I’m looking for the best way to simply navigate the solution. Help if possible.

Currently using Fiverr for lead generation. Heard on REI twitter that the leads and traces searched from there are the highest quality. Interested if anyone else is hearing the same thing and has an any input on how to find someone doing that sort of thing

I’m a first year wholesaler. Wondering what anyone has to say about marketing during the rainy days.. I need to get out and yellow market campaign but with a rainy forecast I’m wondering if this is a possibility.. do I risk the damage the rain could cause on my trail of door to door notes ?

That is pretty small. With a town that small it will be easy to test your marketing to find out the potential. The key is consistency. Pick a marketing method and stick with it. Once you get some traction double down on it and hone your skills for larger markets.

 I love this piece of advice. I've been expirementing different methods of marketing and recently have found slight traction.  Reading this makes me think i may have been spreading myself too thin.  Going back to the (snowy) streets to double down on the recent traffic. Any experience on the sellable price in winter conditions ?

I’m currently attempting to start a wholesaling business in my smallish (17,000) town. Interested if anyone else has any experience doing this in a small town like me. Investors in this town are plentiful due to it being a college town. Any advice ?

Absentee owner lists are more than just vacant houses. The absentee owner is where the tax payment is billed to. These leads you have are a good start because these houses do have a unique situation which is always attractive to wholesalers. Motivated sellers often will not have their house listed for annoy different various reasons. It’s up to you to find and guide them in how to handle their situation.
