%100 agree with you Joe. I have been looking to get in an at least avg school district, that's been what I've been basing a lot of my search on currently.

I'm planning to go all in. Quit my job, take a small loan and move an RV into the driveway. Hence the need to sell fast. So I will be relocating to where ever I invest for the time being. Salem looks like the most appealing option so far, but I'm not familiar with the area. Any suggestions on neighborhoods to stay away from in Salem?

Hi, I will be looking to flip a home here after the holidays. I plan to purchase at auction, but the only areas I can afford will be outside Portland metro. Areas I am seeing with somewhat active markets are Salem, Pendleton, Eugene and Albany areas. Does any one have any tips on what markets outside have low entry costs and will provide decent returns with quick turn over? Any guidance would be vastly appreciated.

this is great info. Sounds like i will have to make a lot of phone calls and shop different banks. Or just end up finding other funding, good to know its not impossible though.

So I am looking to buy my first flip at auction. Is it possible to purchase a home at auction with cash and then immediately open a home equity line of credit on that home to fund the flip? I see a lot of people opening a HELOC on their primary residence but I currently rent.
