Update: The victim decided to leave and he invoked his legal right to terminate tenancy without penalty in the case of domestic violence.

Yes. There is a police report and video evidence. 

Hi all,

We rented our place to  a couple but one of them became abusive to the other after splitting up. Both of them are on the lease. What is a way to remove the abuser? It is possible that the victim might want to stay. However, we would like to remove the abuser. Thank you.

I started looking at Elk Grove School district area. There are a few nice neighborhoods in there. The rent is probably around 1.4-1.6K/month, depending on where you look. The school district is good but I don't know how the potential growth is like in the upcoming years. I plan to buy and rent out to build equity. Net flow income might not be high at first, probably break even with mortgage, insurance, and taxes.

Does it make a difference if the school is unassigned? In Elk Grove school district, I checked the locator: http://apps.schoolsitelocator.com/?districtCode=06... and the schools are nearby but not assigned.

Thank you very much. Following your advice, I found the website from the county to find the assigned school. 

As more properties are popping up these days, I will wait a little bit to find the properties that are more rentable. 

Hi everyone,

I am looking to buy a property in Sacramento/Elk Grove area. I found a couple on the border of Sac/Elk Grove and in the good Elk Grove school district. However, the nearby schools are not that highly rated (5-7) compared to a couple of lesser properties in Elk Grove proper (smaller square footage and fewer bedrooms, worse condition). I am buying to rent out and wonder how this influence the rentability of the properties. Thank you all for your help.
