@James Wise this is wild! Literally just started listening to his podcast from the beginning.

I’m back in 2017 still so this is like looking into the freaking future and so glad I saw this!

Just had a call with their team the other day and they were super vague and basically told me if I knew people locally that could get me similar returns that I should go that route. I was disappointed and very underwhelmed by the convo but it’s making a lot more sense now.

All this really drove the point home for me that there is no easy button. If you want to be “passive” and you’re not accredited or investing with the big boys, you’re looking for a world of hurt.

Feel bad for everyone who bought this dream, it’s an easy dream to buy and I really feel for them.

Hey there, just moving into greenville SC! I want to build and owner occupy a 4-plex on the east side of greenville! Still need to find the right property that's zoned the right way and get it started! Love to know if anyone has any experience with new construction and if anyone has a meetup they go to! Love to connect!

All depends on your goals! I prefer leasing, as it costs about 2/3 of the payment of purchasing the same car (always get monthly numbers based on ZERO down so you're comparing apples to apples), most people don't keep a car longer than 6 years (I know I don't, and you break even/come out ahead of leasing at about the 8 year mark if you purchase), and I love the fact that you never pay repair costs or have reliability concerns. 

The mileage restrictions are the only real issues and that issue mostly comes up from people who have never leased and are fearful about something they don't understand. Find out how their mileage program works and how much it is to buy more miles before you turn in to avoid any penalties (you can also always opt to buy the car if you like it and you're too far over in miles). Also depending on what you do for work, it's much easier to write of an entire lease payment. 

Hope this helps! It's really up to how you live your life and what you value! This is just what works for me.

Hello all! I just relocated to the Greenville area in South Carolina from Madison Wisconsin! I haven't been able to get out and explore the city yet (been here about 5 days, so still getting settled), any advice on where to look to live/invest or areas to avoid? Interested in buy and hold investing (2-4 unit properties for now, larger down the line) and would love to get plugged in to the community here and id love to hear what investors are doing in the area and happy to help any way i can! 

My background is in sales and marketing and my last job i was a purchaser for a car dealership in WI. Very familiar with running the numbers on vehicles but still getting into it with real estate. I appreciate any feedback you have on the area and I'm happy to work with or for you finding deals or whatever you need. Kinda broad i know, but happy to chat or help any way i can! Thanks!
