Hey @Brook Tekle! If you're looking at a specific home (or a small sample) you could try your local assessor's office to get the owner details to contact them. If you're trying to reach a large set of owners check out different skip tracing companies that will allow you to do so. Regarding your profit on a wholesale, it would typically be an assignment fee. So as long as the flipper has margin to flip and you have the property under contract for less, that middle margin is yours. Best of luck!

Hey @Dylan Page! House hacking is a great way to get started! I try to use the same materials/concepts in my reno's to keep it consistent and stay with current trends. Agreeable gray paint, sterling oak lifeproof flooring (LVP), standard white shaker cabinets from home depot. For countertops I've done a solid surface and also refinished a laminate countertop. Find something you like that doesn't break the bank and test it out!

I'm not familiar with holding/closing costs in your area, but it will depend on the purchase price of the home. Closing costs are likely ~2-3% of the purchase price as a rough estimate and your holding costs will include your PITI/utilities at the very least.

Hey @Kenya Williams! I'm not familiar with your market so don't have knowledge of the price points, but it sounds like a BRRRR may fit your situation well. If you're planning on hanging onto it but need to put some money into it to achieve higher rents, you could fix it up and then refinance at a higher ARV while hopefully still cashflowing with rent.

A couple great ways to get an idea of what the home is currently worth and what it could be worth would be reaching out to a local agent, or you could also just use Zillow and look at the homes around yours that have recently sold and that would give you an idea of the price point if your home is comparable.
