Hey guys,

I've been house hacking for the last 2.5 years. It's gone very well and I decided I want to house hack another house and make my current house a rental property. I'm a couple weeks out from closing on my next house hack. I am starting to plan my small rehab on my current house. I wanted to hear some advice with dealing with the city and why your house didnt pass inspection on the first try and if it did pass what checklist or process do you follow to make sure it passes everytime without hassle.

Located in Lansing, MI. Local advice would be greatly appreciated.

Side note: I need recommendations on a good local kitchen remodel company/contractor. Also will need subfloor and new flooring installed.

Thanks for the reply. My long term goal is to have enough B&Hs to live off, but that would mean many more years at my job. A flip would get me out of my job sooner, but wouldn't help me out as much long term. I've been flipping back and forth between what I think is best for me, just wanted some extra insight from people who have been in my shoes.

Hello everyone!

I'm currently in the middle of a house hack. It's a single family with 4 beds. I have the other 3 bedrooms rented out.

Since May, I've been rehabbing the house, mostly doing my own work. Once it's fully finished I'm going to refinance the house and buy another house.

My question is would you flip the next house to build more capital or would you rent out your next house?

A few things to note:

I'm 21 and really want to quit my job. I make about 50k a year. Thanks in advance!

He's currently in school to get it, but has been working on and in houses for the past 10 years. He's also a close friend. What are your thoughts on this?

I'm 20 years old and I currently own a SFH house hack. I plan on buying a buy and hold house within the next year after I'm done rehabbing and refinancing my house hack. I'm trying to plan ahead. I plan on getting 3 buy and holds and then start flipping houses to pay off my loans. Is this a good idea? Or should I continue buying buy and holds, while paying the minimum on the mortgage? I appreciate all the input in advance.
Will Gaston Great insight. I plan on buying properties soon and renting to students. What kind of questions do you have on your applications?
