Wholesaling is dead. Why would a seller want to be ripped off on a home in a strong market like Tampa when they can reach out directly with a licensed agent. Have them put it on the market for cash or hard money only offers and let the bidding wars go and cut out the wholesaler.

Its got so bad here with Wholesalers that I see them put properties on the MLS that they have on an assignable contract and that is where they're finding their cash offers! I know because I am currently trying to help a seller get out of this exact situation.

Tampa, I-4 corridor up to Orlando and Ocala Florida. I love Tampa because it is one of the fastest growing cities in Florida and has a large growing STEM community bringing in high income earners, Major developments in Tampa, Sports teams, highly rated Universities etc. All this creates a strong housing market. I like to get my investors into areas where new districts are being built so they get the fastest force appreciation other than repositioning the property. Ocala is growing really fast and you can get a great ROI on multifamily properties.

I just helped an Investor Acquire a STR in Ybor City right next to the new Gas Worx Development in Tampa. Due to many factors in this area my Investor received a booking day one once his property went live on Airbnb and since then his new property is now one of his best cash flowing investments! As far as Gulf Coast STR's, I have an investor who picked up a SFH in Clearwater Florida and his property is booked year round. I also like to look for STRs myself near Bush Gardens, USF college and the Tampa Medical centers. All these areas have shown great success to investors in the STR market.

The CAP rates can go anywhere from 6% and up for a C+ area and 3-4% CAP for A/B+ locations. Inventory is low, a lot of properties are overpriced and do not cashflow but there are still good deals out there. You just need a good agent to sort through all the bad deals. Check out Wesley Chapel, Lutz, Zephyrhills, Plant City and Lakeland. I would also suggest finding an agent who understand investment properties and the rental market so that you can get the best bang for your buck.
