Are you saying it is zoned as a single family but is being illegally used as a multi-family?

The county does not automatically reassess. You have to file an appeal. (Btw - it is usually the school district that does the appeal for reassessment)

The lower the price of the property overall the better the chance the school district will not spend the effort to contest it.  There is no definitive number but am told $100k and lower the better the chances.


Note that a “win” is not necessarily binary... often you end up in a situation where you don’t get it reassessed at the purchase price but are met somewhere in between (like half way).

I have a property on Larkspur.  Technically Munhall but on the border of Whitaker. As a highly general rule, I think the farther south you go in that little area, the lower the prop values and things get a tiny bit tougher.  But there are good deals to be had.

I’d definitely consider this a C area instead of a B.

@Cody Furman one way I’ve seen this effectively handled is offering open house times. This way you control the window. Also, multiple people seeing the property at the same time creates an atmosphere of high demand which can help you
