My team and I haven't started the engineering for the project yet, so I'm not sure what the product type will ultimately be. This district is zoned to support mixed use and multi family residential structures of up to 7 stories, so we will likely maximize our development based on that zoning. I agree with you that builders are increasingly buying entitled lots, it is a unique side of the industry.

I agree with you on the condos. I think the decision comes down to what makes most sense for all parties involved.

About a half acre in lot size. Based on comps in that area we are thinking we can get around 100 apartment units total.

My team and I are about to start a high density apartment entitlement/development project in Salt Lake City's new Power District. I am wondering if anyone else has done a project in Salt Lake City recently. I am curious about how working with the city has been as well as the time frames it took to complete a project. If anyone has had any experience I would love to chat to learn more about what I should expect with this project. Thanks!

I recently came across an off-market piece of property in Delta Utah. It is less than an acre, but zoned for multi-family residential development (town-homes, condos, apartments, etc) Having never been, I know nothing of the potential in Delta Utah. If anyone has heard of or done any development/entitlement in Delta please shoot me a message and let me know how that experience was. Thanks!

I am a Realtor and Land Developer based out of Weber County, Utah. I specialize in Multi-Family and Single Family Residential Development as well as Commercial and Flex Space. My team currently has multiple projects underway throughout the Salt Lake Valley. My team is also well connected to this sector of the industry allowing us to be experts in Land listings as well as have access to numerous Off-Market Listings.

I am wondering who else does land development/entitlement in Ogden and Weber County as well as the best Cities to do so in. My team and I develop residential and commercial in Salt Lake, Davis, and Weber Counties. We use two business models. (1) We charge $250 an hour for all entitlement work. This includes meeting with the city, engineering, conducting required studies, plat maps, etc. Or (2) we partner with land owners and we decide a fair split based on the sweat equity and associated costs we put in. Whatever the case, we strive to ensure our clients and partners are satisfied throughout the whole process.
