I also live in Santa Clarita, and to me those numbers do make sense. I am still new to all of this but it sounds like you guys know what you are doing and have done a lot of research on it. There is definitely a big demand for rentals in our area and right now is a hot market for us, with a lot less for sale than in past years. I say you go for it and if you have access to the BP calculators that is very helpful also!

 I'll definitely give that podcast a listen! And I do like the idea buy and holds, the only problem is Ill be needing an actual income to live off of, as I don't want to/cant really live off the equity of my rentals.

This is my very first post on BP, I live in Santa Clarita, CA and I am turning 18 years old in less than a week, and also in exactly one week I will be starting my senior year of high school. I will also be starting my part time job working 10-25 hours a week as a delivery driver earning ~$25/hr after tip. I have started about 4 or 5 different businesses in the past 3 years all for the purpose of learning business and getting as much experience as possible (I have probably broke even or lost money all together, but money was not my main goal). My long term goal for real estate is to be managing my own flips and also wholesaling. Here is my current plan to meet that goal.

This year I will get my RE License so I have it once I graduate. I have done a lot of researching on wholesaling and I would like to wholesale a deal by the end of this year. Do you guys thing I can make that happen?

Once I graduate high school, I'll most likely quit my delivery job to focus all my time on real estate, with as much money saved as I can. I would like to be wholesaling as much as possible and also selling homes for a brokerage. I will have basically zero expenses because I live with my parents and I will be saving hopefully 90-95% of my income. Also worth mentioning, I am confident in my sales skills and communication skills, but being an 18-19 year old I understand I have some setbacks as a wholesaler and agent, but I am very ambitious. Also I will mention wholesaling remote deals is something I am highly considering. 

I would like to be doing both those things and hopefully as soon as I can I will get a hard money loan, or personal loan from familym for my first fix and flip.

Also house-hacking is not an option for me because where I live multifamily is not common and when it is, they sell for millions of dollars (even as small duplexes). 

If you made it this far thank you for reading and hopefully I can get some feedback on my plan! Also as my first post I apologize if it was a little confusing and hard to follow.
