@Jim Stout Thanks! We thought we were out of options, and this came along...I said no way - too much work needed to be done, but it was so worth it; this was the one that set us up w/ the cash for these other creative deals. There were probably 15-20 people at the courthouse but it was only 2 families bidding on that property. They tapped out and we walked away very happy.

@Jay Hinrichs Yes sir, we would never EVER have guessed that adding improvements and riding the Nashville market wave could lead to that final number. And after we sold, it's still climbing.

Investment Info:

Single-family residence other investment.

Purchase price: $245,000
Cash invested: $60,000
Sale price: $605,000

This was our 3rd flip/full-time residence. We found this on Auction.com and bought at the courthouse in 2016. It had a water leak after purchase, and so we remodeled 70% of entire home. We've used the equity to do a cash-out refi, and HELOC for other investments.

Investment Info:

Mobile home other investment in Dothan.

Purchase price: $75,000
Cash invested: $130,000

We took a cash out refinance/HELOC on our primary residence and purchased land that had 3 mobile homes on it. We fixed them up, and added 4 more. 6 out of 7 are fully rented and we'll remove one of the very old MH and replace it with something else. Cash flow is fantastic, and with the recent sale of our home - we now own this free and clear.

Thank you Amy and Moises! We've learned so much through this process and honestly didn't really know what we were doing at the time! We just knew we needed to find a way to make it work because the house was obviously going to be worth more once we fixed it up - we determined to find a way and met with lenders that explained how they could help. It was only after this that I discovered Bigger Pockets and the podcast/books, and it's been a tremendous help in deciding what to do next.

What made you interested in investing in this type of deal?

We had bought 2 previous homes and remodeled them to varying degrees. We did some work ourselves and found local contractors or handymen for the rest. This had been over about a 7 year period and we loved the idea of purchasing something that needed work, making it nicer, and then using the extra cash from the sale to move up.

How did you find this deal and how did you negotiate it?

We looked for months on MLS and couldn't find a fit - my father in law found this home on Auction.com and helped us figure out how it could work. One person was bidding against us at the auction but we won!

How did you finance this deal?

We used private money to purchase the auction deal for cash, and in the meantime our house was for sale and sold quickly - we paid the private money back with that home sale cash and then got a loan for the remainder of the deal + repair expenses.

What was the outcome?

We waited 3 years and paid down the loan. We owed about $95,000 and house was worth $475,000. We did a cash out refinance to pay off the $95k, and borrowed from our equity for future investments. We also have a HELOC at 1.99% that have used when needed for those rental investments.

Hey everyone, this is Luke from Nashville TN. I've recently invested in Dothan and purchased land with 4 mobile homes, and added 3 more. That was 6 months ago - now 5 are rented, and 2 are in the process of being fixed up. Doing this long-distance, we've had some rough spots but overall has been a win. I can recommend a great Realtor and Property Manager in the Dothan area.

If anyone knows of a contractor in that general vicinity that specializes in mobile home remodels - I'd love some helpful hints!
