@Shane H. Pricing right at 328 sq ft. First build was right around 230. Large portion of increase is labor. No I am not the GC. I wouldn't have time for that and things happen much more efficiently with a general that will continue to provide subs work.  I am familiar with mini splits, have put them in other properties. We wanted each room to have their own controls. I can not remember but I think it is a requirement per code of Iowa.  

I haven't posted in awhile but its fun to look back and see the journey. I like to journal and I use this little thread as that.  

We are a member of IHCA. 


I have not heard about the Vistage group I will have to check them out. I am currently being mentored by Loe Hornbuckle. Developer, owner, operator of small scale assisted living. He is building a pretty awesome company. Builds 4 homes at a time in a community, aiming to have built 1000 units by 2034 in Texas.   Sage Oak Assisted living, Check him out.  He's a great advocate for small scale asssited living and memory care. 

Always great to get different perspectives from others that is for sure!

 Building #2 is coming along good. Opening early 2024. About the exact same building as the first one and right next door.  Big step for me, doubling the current size. I have been extremely lucky to have a mentor going into this next building. Helping me sharpen and create a great management team to continue to provide  a great product.

Been a bit! Things have been going great! We have made some really good hires for staff and management. I pretty much come to the office and make bigger pocket posts.. Kidding! We have remained full for a long time now, our staff, residents and their families have been amazing. We have had major ups and downs along the way. The first few years were insanely difficult.

  We have 5 on a waiting list, which I don't think holds a lot of ground. But feels good! We purchased the ground next door to us this past summer. Going through some zoning amendments that should be completed by February. Will start construction on the second building in March. It will be the same building with a few small changes. Overall its been pretty awesome what we created. We are profitable and doing awesome care for our residents and the families!

@Dominic York Yea we opened in July 2020. Was a bit of a **** show for a year and half or so. We have been doing great for awhile. We have remained full for some time as well, with a waiting list to get in.  Staffing has been much better over the last 6-8 months. We are currently a bit over staffed.  Getting a good return on my investment. We will be starting building #2 this March.

July 6 2021 marks one year open. What a crazy ride it has been!  We have had zero covid cases for our residents. We are extremely happy about that! Hopefully we can keep our record! We currently have one bed open. Obviously staffing has been one of the biggest hurdles. We have been through some major ups and downs. Right now staffing has been great! We have a lot of wonderful people that work with us! All together things are going really well.  Stay tuned for the start of building #2! 

One regret is not installing irrigation. We are plumbed inside for it so we will look at that next summer.. Yard looks like crap.

Been a bit silent on this. Quick update on Oak Park. We Opened our doors july 6th and moved in our first resident that day. We had a lot of hiring problems. Our team in the beginning was sub par. It was absolute chaos with Covid, keeping residents safe and staffing.  I was filling in anywhere and everywhere I could. Staff with covid, or exposed to covid. It was something. We have had some success. We are currently at 10 residents and have moved 3 back to independent living after successful therapy and direct care with us. Our marketing is finally hitting the marks and the phone or email stay consistent. We have one more scheduled move in March. We received our 2nd vaccination a couple weeks ago. I am proud to say that we had ZERO Covid cases in the resident population. 

I feel extremely privileged to be able to help care and share these times with them. Its a consistent battle with covid, families following covid rules and staffing.  Things are much better now and we feel we can start focusing on the small details to really create the home we had envisioned.

Sba has pay our debt service since opening and that will go until June/July. Our break even was 10, with out covid. Things changed a bit and so did our rent rates. We saw we were priced too low and we able to raise rents considerably putting us right in the middle of rent rates in our area. 


We will see how how our vacancy rates look after covid. We have a nice parcel of land next to our building that we have first right on. So the goal is adding a second with a 2 apartments that will allow couples to live together.

@Jared Hottle Daniell in your office had a big part in making this happen. She helps out on a lot of of stuff. Yea that Sounds good!
