Been a bit silent on this. Quick update on Oak Park. We Opened our doors july 6th and moved in our first resident that day. We had a lot of hiring problems. Our team in the beginning was sub par. It was absolute chaos with Covid, keeping residents safe and staffing. I was filling in anywhere and everywhere I could. Staff with covid, or exposed to covid. It was something. We have had some success. We are currently at 10 residents and have moved 3 back to independent living after successful therapy and direct care with us. Our marketing is finally hitting the marks and the phone or email stay consistent. We have one more scheduled move in March. We received our 2nd vaccination a couple weeks ago. I am proud to say that we had ZERO Covid cases in the resident population.
I feel extremely privileged to be able to help care and share these times with them. Its a consistent battle with covid, families following covid rules and staffing. Things are much better now and we feel we can start focusing on the small details to really create the home we had envisioned.
Sba has pay our debt service since opening and that will go until June/July. Our break even was 10, with out covid. Things changed a bit and so did our rent rates. We saw we were priced too low and we able to raise rents considerably putting us right in the middle of rent rates in our area.
We will see how how our vacancy rates look after covid. We have a nice parcel of land next to our building that we have first right on. So the goal is adding a second with a 2 apartments that will allow couples to live together.
