Post: How to Scale Direct Mail Campaigns

Hey BP! Luke here with a question on scaling direct mail. My wife and I are currently living in the Raleigh, NC area and have started mailing postcards to potential sellers to grow our long term rental portfolio. We have gotten a few calls and even got one promising lead but there's no way we could keep the same process for the first 200-500 pieces if we want to scale.

My question is... are there recommended companies that could takeover this process and help us scale? I have heard the adds on the BP Real Estate Podcast but most of those companies have minimum monthly requirements  ($3,000 per month would be way over our budget for this sort of thing).

Any input would be great! Thanks!

Hey Steven,

That sounds interesting. What are the numbers? We live in Raleigh so it would be about a 3 hour drive but that area is looks like it's in between Charlotte, Asheville, and Spartanburg. Beautiful part of the state because you get into the rolling hills of western NC. Anyway, interested in seeing what the property involves. Feel free to send me a direct message.

Thanks again!

@Brenden Mitchum That would be great to get connected! I assume you all meet via Zoom or something like that. Do I need the link?? Feel free to send it over to me here at BP.

Thanks!

Hey BP!

Curious if anyone here has owned (or currently owns) a mobile home park in North Carolina??? My wife and I are interested in making it our next investment and would like to speak to someone or get some feedback on what to expect.

Any input would be greatly appreciated!

Thanks!

Post: Raleigh,NC CPA Referral

Hey BP!

Looking for a CPA to help out with our taxes for this upcoming year. We have income from a few different areas (Airbnb at our primary residence, a separate SFH rental property, my and my wife's W-2 income, and a pending purchase on another SFH property that will be rented) and I think it's getting too complicated for me to do myself.

Anyone out there that can recommend a CPA in the Trianlge area??

Thanks!

Luke

Hey BP Community!!

I'm looking for an experienced CPA to do my taxes this year, specifically someone who has worked with other real estate investors. I bought a house in August 2018 and have taken in some rent and want to make sure I'm taking advantage of all the write-offs I can. Let me know!

Thanks,

Luke

Hey Jiri.

Thanks for the reply. I got 2 quotes from rescue rooter and American hvac I think and they came in around 7k. My house is only around 1100 square feet and I’ve looked up the unit I would and can order it myself for around 1900. 6-7k seems a far jump from that price of the unit. And I think I would need a 2 ton 14 seer as well.
