Fantasic job. I hope it sells quickly for you! Little weary as well about not knowing your arv from the get go but it seams that you knew you bought it so low that you just could not go wrong.

Hey crowd,

I have so far listened to podcasts 1-87 so I am pretty much a professional...lol.  Anyways, thank you to the hosts and all the guests for such valuable information!

I currently reside in Lombard, IL and am the owner of LukeG Workshop specializing on BMWs if anyone is interested...my website does not have much as of now but my facebook site seems most of the action. 

I have found a seller looking to sell his 2,200sq/ft home which supposedly has been recently renovated and is pretty much turn key, has a nice size wooded lot and rents for $1400.  Seller also has an adjoining 1 acre lot with a mobile home which rents for $1000.  He would like $30k down and 3.6% for 15 years which would make my payment about $1500.  Property taxes are around $600/yr.  I have not inquired about insurance as of yet.

Large home rents for $1400 and mobile at $800.  I do not know that particular area very well but with some quick browsing around I think each home can safely be bumped at least $100/mo.  Large home will be vacant soon and mobile home was signed for a 17 year lease however the occupant is wanting to bail due to health issues.

Large home is for sale for $149k and mobile for $100k.  Owner says larger home has been appraised for $179k recently.  It sounds like he had some bad tenants in there so I am a bit worried about the condition.

Questions I have are. 

- What is the best way to try and find someone in the area to give me a drive by appraisal and market rent?  Should I call some of the agents in the area?

- While posting here and potentially speaking with agents do you guys typically list/give out the address to the property without worrying that there might be some lurker that just jumps on other peoples leads?

- Would you buy the package or try to get one or the other?

My wife and I are planning to move to the area that these homes are located in.  We may or may not live in the large home.  It all depends if the wife likes it or not.  We know how that goes!

Hello all, 

My name is Luke Gronski and I am huge fan of this community.  My wife and I were listening to one of her podcasts when I asked her to see if there were any real estate podcasts for me to listen to.  We found bigger pockets and I am now on show 50.  I am very grateful for the hosts and the guests, so thank you!

I bought my first property (townhouse) in 2011 and currently it is a cash flowing rental.  We currently live in a single family that we purchased to renovate while we live in it.  In spring of 2017 we are moving to Asheville, NC and I am looking to start investing in real estate on a larger scale.  I currently am the owner of my business, LukeG Workshop, where we specialize in anything and everything BMW.  Although I love BMWs and that is my passion, it is hard work and tough on the body long term.  I am hoping to grow my real estate portfolio and then get back into BMWs more on a hobby level.

I am really looking forward to absorbing more and more information every day!
