I'm looking for a real estate investment club near me. I live in Stillwater MN. Is anyone apart of a club or know of one nearby?

@Henri Meli thanks for reaching out! I'm pretty new to the game. I have been searching within about a 50 mile radius of my house. Mostly just looking in Realtor.com and MLS. What would a mailing campaign look like, I'm not aware of this strategy. And when you say reach out to owners directly, how would I do that? Isn't it mostly agent to agent contact?

Sorry if these questions are basic.

One other questions...

If I had to bring in a partner to help me finance a down payment, wont that eat up all of my profits? How will I still have cash flow if a need to pay back an investor?

I live near St Paul MN and I am struggling to find a sale where I would actually come out with a positive cash flow. Suggestions? Looking to purchase my first rental property!
