I have to agree with @Pavel U., I got my best HELOC rate this month at Wings Financial FCU based on Prime + nothing for 80% DTI, and they have a 90% DTI option as well.

Add to that, the fees were super low. Got a free electronic appraisal on my home, and the origination fees were only $37.00 on a $35K HELOC. Just saying, check out Wings!

Great! I'll contact David for info on that. Thanks, @John Woodrich. I agree about the volatility out there now. Should be a quick turn around this summer, hoping at least. 

Thanks, @Jordan Moorhead - great to hear about meet ups. Was that the new one I read about that wanted to start in Golden Valley, or something in Edina? I'm actually closer to Edina than anywhere else. Would love to know more about the options.

Thanks, @Hannah Krebs! Glad to hear a bit of your story too. I'm looking around for a meet up near or in the Southwest Metro, but someday I'll work up courage to look at areas farther from home. Duluth, wow!

As an aspiring RE investor, I'm excited to be a new BP member! I work in St Paul in financial services, and I live with my family in Minneapolis.

This summer I am pushing into RE investing for the first time, and I'm networking to meet people who are more experienced than I am. My goal is to do a single-family "flip" this summer, and see how far it goes from there. I'd like to build up assets for the future and more investing.

I mention "theologian" in case it jumps out to someone who shares my interest. I finished my B.A and M.A. in theology and biblical studies, and I love to read about everything from philosophy and history, to business and investing.
