Hello, my name is Lukas Englert and I’m a New Yorker who is starting to look in Philly to purchase. I’m specifically targeting smaller rental buildings (2-4 units) in west Philadelphia area. My partner is based in Central Jersey and we are looking for a property manager to help manage day-to-day operations as we aren’t super close to the building. From those that I have found they are quite expensive and kill cash-flows. Does BP have any mangers they would recommend and do any out of state owners handle management themselves?

Hello Chanh, Can I ask where your property is in New Jersey? I would consider selling but also look for other lenders. Selling would allow you to payoff debt and hopefully have money left over for another project.
I am an off-market broker here in Manhattan but I invest outside of the city. I’d be happy to show you deals as well of put you in contact with some lenders.
My partners and I are looking to buy small multi-family buildings in northern jersey, from Newark to jersey city. I’m having a hard time finding commercial brokers or off-market brokers in the area. Can anyone here help?

Hello, I am new to bigger pockets but I have been working in CRE for 3 years now. I have been an active commercial broker in NYC with over 60M in sales and I'm also trying to invest throughout the Tri-State area. Currently I'm flipping a house in Burlington County but looking to buy more value-add rentals throughout Jersey and New York.

I have a few questions for the community, where did you find your Accountant?  I have been using my families CPA but have found him to be unresponsive and according to my associates I have been paying more in taxes then I should.

The second for the house I'm flipping now, i have a partnership with 2 other guys, the partner who is in charge of construction is not doing his part and has been very difficult.  Long-term I am looking for a contractor who I can take care of construction, while I focus on sourcing deals and raising capital.  What has been everyone's experience with finding someone who handles the construction end, while they focus on other aspects of the business?

The 1031 process is not that expensive and is the way to go. Regarding r7-1 zoning those air rights are very valuable, depending on where you are in the Bronx those air rights can be worth anywhere from 50-90/bsf.
It has to be very specific(with contingencies), I’m currently having problems with my partnership as one of the partners isn’t doing his part.
