@Michael Porche What have you found with Idaho markets? I live in Spokane and am looking to move to Boise. I'd like to buy an SRT semi-close to home but I'm having a hard time making the numbers work. Have you had a similar experience? 

FYI Furnished Finder is a great app for mid term rentals. It's geared directly towards travel nurses.

What you're doing has nothing to do with airbnb or this forum. You're entering a rental contract with this person.

Personally I wouldn't risk it with my belongings and everything unless its a personal friend, and then i'd do it off the books. You'll probably be fine. But if **** hits the fan and this person decides to squat, you are screwed legally and you just lost your house for 6+ months.

Yeah, I was wondering if this would be the wrong forum, but since I'm doing it through airbnb, I thought this would be the right spot.

So what about all of airbnb's "extended stays", to qualify for that it has to be over 30 days so wouldn't airbnb have taken that into account and structures their terms accordingly? I've also stayed at as a traveler for an "extended stay" and didn't agree to anything additional besides airbnb's terms. 

The person who booked my place looks to be an airline pilot with good reviews so I'm not too worried but if I do this again in the future, I'd like to learn how to do it the correct way. 

I own and live in a single family home in Spokane. I'll be traveling for 2 months and I posted my place on Airbnb to help with traveling costs while I'm gone. 1 person booked the place for the entire 2 months. There seems to be City guidance on STRs (less than 30 days by their definition) , but not much guidance on "long term rentals" which I guess is what this qualifies as. The information I do find is vague and is asking for an inspection by Spokane Housing Authority and maybe requires a business license? There was also an article saying that most Airbnbs in Spokane don't follow this. My question is, what would you do for this one-off 2 month lease? Doesn't Airbnb cover a lot of these bases for you?

Hi, I've been a lurker for a while but just created an account for some specific questions. I just bought my first house. I'm handy and my intention is to live in it for a few years while I fix it up and then turn it into a rental. It is currently a 1bed/1bath house plus 2 very small rooms (8'x6.5' and 12'x6.5'). The existing bathroom could use an update. I'm young and not married, I have some money saved up but not unlimited. I'm wondering where to spend my money and time to get the most out of it. Located in Spokane, WA in a nice neighborhood.

Possible Updates:

1. add ~4' to the 12'x6.5' room to make it 12'x~10.5'. I would get a contractor to do this. This would be the most expensive update but adding a bedroom seems like it would be the biggest increase in rent right?

2. Move the washer and dryer out of the 8'x6.5' room to create a "half bedroom". A twin bed fits in there nicely and its a decent layout with a closet and a window but it is SMALL. Could I even count this as a bedroom when listing it?

3. Move the washer and dryer out of the 8'x6.5' and turn it into a half or full bath.

4. Update existing bathroom.

5. Update electric. The house is old with old electrical. The electrical said its not that safe right now with a fuse box (vs a breaker box) and grounds being grounded incorrectly. The entire update would be $4500. I feel like I should do this but kinda hard since it doesn't add a whole lot of value as a rental.


In an ideal world I would probably do all these updates but money and time is limited. Which updates do you think I would "get the most bang for my buck"? Which updates would you do if you were me? I'd be doing all the updates myself except the bedroom addition. Thanks for any input/tips!
