thanks for the replies. 

@John Newman thanks for the detailed info on the option of moving away from septic systems. I haven't seen to what extent the damage on the system is, so hopefully I won't need to go through all that. This property is in a small town (New Bern) and it's just outside of the city area, so I will have to check with the city to see if that's even an option.

Looking into purchasing a property that has a damaged septic system. I am contemplating worst case scenario that I have to put in a new septic system. How much can replacing a septic system cost? the home is a 3/1 built in 1960.

Thank you for the advice. The house has been empty for a least a year and it looks like it need some work. I was able to find the owners information from the county website and I am going to send him a letter and hopefully get a response soon.

While driving around this weekend, I noticed a few abandoned properties. I am preparing letters to send to the absentee O's, but am unsure of amount to offer. How do I determine how much to pay for the property? This is probably something simple but starting out could you some advice.

I am looking to connect with investors in the eastern NC area (Morehead, Jacksonville, Havelock, New Bern). I am new to real estate so I got much to learn, but exited to get started. I have been doing some reading the BP forums, listening to podcast to get my feet wet. I just want to get to know the local investors and learn how we could help each other achieve our goals.

 Thanks for sharing Todd, We are also focusing on flipping as there is more room to earn more money. Do you think the house prices are going to decline throughout the whole province or just in Calgary? Are prices going down because supply has finally met the demand in Alberta?

I am looking for anyone in the Canada, specially in the Edmonton/Lacombe/Red Deer areas to share how the wholesaling market is. I have a partner that is new to real estate investing and she is looking to do wholesaling deals in that area. To me it seems like wholesaling in Canada is not as common as in the States, but is it still worth a while?

Hello BP,

My Name is Luis, I am from Colombia but when I was very young my family moved to the states. I lived in eastern NC until 2008 when I moved to Edmonton Canada and in 2013 I came back to Colombia. 

I have been working in the IT industry for the past 10 years but I am now looking into doing investing full time. In a couple of months I will be returning to live in Raleigh NC and there I plan start investing in real estate. In the past few months I have been reading a lot of BP posts and listening to BP podcast (value that they bring is priceless) to get educated. I am interested in the Raleigh/eastern NC market, I am looking to start with wholesaling/flipping SFH and multifamily. Looking forward to connecting with anyone that can help me in this journey.
