This is a deal I just picked up to wholesale and wanted to see if it would be a good rental to pick up. After running some numbers, I was shocked of how bad this would be for a rental. I just figured a high insurance payment, not really sure what it would come out to. This may work better as a quick flip if timing works on my end but I do fear that we'll see the additional rate hike next year, global economy is looking worse than it did a few months back. ARV holds true to todays recent home sales data but to your point, it may dip in a year. Taxes do incase on rehabs, thanks for the reminder. Numbers may look better as a flip? Numbers might still be tight.

I'm analyzing this deal near me and I just want to make sure my calculations are correct? If so I need to pick up this home a lot cheaper than $270k. The interest rate and fees I used on the hard money lender section are true rates and fees that a local lender is offering at the moment. This home may fit better as a quick flip rather than a rental....

The home is in Texas, so I'm really not sure what the insurance would be but calling a company would help. And yeah put down 10% on both. Just re ran the numbers. Got a small chunk of change of positive cash flow. Taxes will definitely increase with renovations, I did not think about that. Thanks!
