@Bryan Rodas there are plenty of wholesalers that are also licensed agents. There are more agents that are also house flippers. Steve Trang and Marcus Maloney are a few that come to mind that work both as licensed agents (working under a broker) and personal investing (flipping and wholesaling). In my opinion, if you are not representing any side in the transaction then I don't see anything wrong with wholesaling while being licensed. You are not exercising your license in these specific transactions. You, nor the final buyer are paying any agent commissions either.

My best advice is research how your state views wholesaling overall, and if any laws have been put in place to prevent it. You also have to disclose that you are a licensed agent when dealing with a seller and buyer, but not representing either party in the transaction.

Thanks, i figured it would have to be a full gut rehab. Any ideas how to calculate the rehab? Do I go ahead and do the $50/sq ft?

Got a lead for a single family that was damaged in a fire. I did not know it had been a fire until owner let go see it (from outside only). Communication has started with the owner and she is interested in selling. My plan was to wholesale this lead, but not sure how to come up with the offer. I can't come up with a rehab estimate, and not sure if its even worth rehabbing for a profit (for buyer). Only 1 wall was damaged, roof seems ok, but most likely smoke damage inside. Brick veneer around the house needs some fixing as well.

How can I estimate rehab for fire damage? .... comps show ARV would be $205,000

Go to Youtube or Facebook, and look up Pace Morby. He's a creative finance genius, and investor that specializes in Subject To deals.

I too am currently taking courses to get my license, and I've been searching for good brokers in Houston that are invester friendly. I want to invest heavily in real estate, and also jump in the industry as a licensed agent. I feel working under an investor-friendly broker would allow me to invest with the best education available, and allow me to work with clients who are big time investors. What better education than working with investors, and helping them with their investments to form long-term relationships.

I'm wondering if any other licenses agents/investors have any tips on finding good brokers for aspiring investor agents. I've definitely looked in to EXP and Stepstone ....
