As a M.D. and Real Estate investor, I can attest that these poor business decisions come down to amount of schooling we have had. We had 4 yrs of college, 4 yrs of medical schools, 6 yrs of residency, 2 yrs of fellowship. During this time, we have 0 real world experience. We dont deal with the real world, thus we take most things at face value. 

In comparison, an average business person has been getting screwed by the real world for the past 4+4+6+2= 16 yrs, and you never hear their horror stories. With 16yrs ahead of us, they already been lied to /stolen/manipulated from but they will never brag to you about their failures. and that is why you believe doctors make the worst investors. IMHO. 

Has any heard of reverse flipping? Has anyone worked with Will Denis?

I always negotiate with the wholesaler and I knock it way down. For example, a wholesaler brought a SFR at $110k, i talked him down to $82k. ARV $160k after $40k in repairs.

So even though the deals wholesaler might not pencil out at first glance, negotiate down. At the end , they don't care as they negotiate down with the seller.

Pace teaches several strategies with due on sale. 

first of all, negotiate with bank to find out a payment schedule. If does not work, then deed back the property to seller and using a title company perform an executory contract. Secondly, if this fails, he offers insurance through Equity Assurance that basically pay offs the underlying note through refinance. If this fails, then perform a land trust strategy. By the way, we have a discord private channel where you post your questions and other members answer and provide constructive feedback.

Pace has not compensated for making this post. I just want the truth to be known to the world. Bigger pockets is acting like a Deep State actor in my opinion by censoring critical information.

@Steve K.I have done 6 wraps, 1 sub to. I joined June 2023. Steve, I can send you HUD statements to prove it. Bigger pockets keeps taking down my post claiming its self promotion. Pace sub to is the REAL DEAL.

Nothing cash flows at interest rate of 8% and property taxes at 3% (in Texas). 

Although I did 12 BRRR deals, in my opinion it is dead in 2024!!!


Prove it otherwise, preferably with HUD statements.
