@Jack Orthman I understand your points and appreciate the tough love. I have already learned from this experience, as I have become more ridged with them already and my other tenants. I do not wish to evict them, because I plan to sell in March and they have taken excellent care of the home. I simply wanted input on how to minimize my loss, and to vent my frustrations, even though I admitted in my original post that I know I am guilty.

@Derrick White Looks like you got off the hook without much damage. After I sell these 3 single family dwellings, I am done with singled and moving to buy multi-family, unless I find a great deal.

@Tracey Wittkey Man, that sucks. Hope your situation settles smoothly. On a side note, can anyone help me with an additional question; Is it legal in Washington State to ask your tenants for proof of income during the contract year.

@Ahmed Motiwala Thanks for the warm wishes. Considering our plans, I do not think I'm going to evict them unless they don't pay in full again. Having them take good care of the home will make the sale easier. Besides, they are aware that we may sell one day.

I think everything will be ok if I just continue until sell time. We do have the money to cover our 3 mortgages plus our bills, but that's not what I want to do, obviously. Moreover, if an emergency hits, I have kin with millions that will lend me money with no interest, but I do not want to do that. I want to do it on my own. When my father went to ask for the hand of my wife for our wedding, he insulted my wife's family. He belittled them, and that got me PISSED. I don't want to resort to my family, and instead show them that i can become wealthy without their money. I think the consensus is to go with the flow since they are paying now and are taking very good care of the house.

@Donald Roberts The pool and gazebo are not permanent structures. I'm just referring to one of those $700 large intex pools and one of the gazebos with furniture from the Home Depot. All this can easily be taken. Like I said previously, it's less about the money, but more about the feeling of being played. See, they owe me $2200, and then you go over and see that, or more than that in the backyard, and they barely got that stuff. It's a little irritating, but I just sucked it up and continued on ethically.

@Megan Hirlehey I agree with you 100%. Thus, i have kept it professional with them. I have not said anything to them out of context. I was just hoping to see if anyone had any suggestions for tactics that I may use to recoup my money at a quicker rate. Did I vent? Yes! I figured that this was a safe place to unload my frustration since I'm sure many here understand. All considered, I realize I am lucky to get full rent now. I won't let it slide again if they come back at me with a proposal for half rent or anything less than full rent.

@Theresa Harris. I do not plan to tell them. That could turn out to be a risky move.

@Rodney Robinson I agree. Typically, my wife and I are all business with our other rentals. This ia just an anomaly and plan to just stick to our policies from here on out. I think I will branch out to property management once I get into multi-family units, especially because I will probably invest in another market.
