Purchase price: $155,000
Cash invested: $155,000

2 Bedroom 2 Bath ready to move in with tenants in waiting list (will save at 1 year CapEx). $1500 monthly rent/opportunity to increase rent.

What made you interested in investing in this type of deal?

Unit located in a 7 building complex with a rare 6.82% ROI ($898 cash flow) in Miami which is very hard to find. Later will refinance, pulled my capital out and reinvest.

How did you find this deal and how did you negotiate it?

I bought another apt in the same complex back in April 2020. Seller offered it to my Realtor first before active in MLS.

How did you finance this deal?

Dude...talk about karma and bad energy....

The simply fact that you posted this, is for 2 things: Attention and more attention....I would never understimate people even when they do or say the most stupid things....My friend (who was an HR Regional Director for Home Depot for the entire Florida Region for 25 years) once upon a time told me: Before I give your first Managerial position Luis "ALWAYS and ALWAYS remenber that everyone has an agenda"....and honestly I do not think this post is an exception...

I am sure you are quietly smiling at all the replies including mine...Kudos to you Christian! I am sure after getting all this feedback nothing will stop in becoming the most sucessful son a father can have....

What is the company you mentioned that does brrrr? I am very interested in the brrrr method and wonder if similar companies would be in my area.

Brandon, I owned 3 apts (paid off) in Miami are close to where I live. Becuase the purchase of my fisrt apt was at the wrong time (2007), and it was such BAD DEAL I never counted this as ROI until I paid it off.

I actually owned 3 apts and 2 multifamily (total of 18 units) but for some weird reason I never count the first apt I ever bough. 

The 2 multifamily properties I bought were managed by Orange Property managment, if you are able to find out which parenting company ownes Orange that is the company that does brrrr very sucessfully in Omaha.

Hi @Brandon Fuhrman, I just started 2 months ago and just like you with overflow of info.

Amazing feedback here and would just add. Cash in your pocket is peace of mind, dont quit your 9-5 (I have not) and follow your gut feeling even if you make a few mistakes. 

I bought my 4th property (Multifamily: Buy and Hold) from a company that does BRRR and many more RRRR in Omaha. During the inspection walk the person in charge (no names here) told me: why would you buy in cash? you know, with $260k you can buy many properties and grow your portfolio and this and that and this and that....

I do everything thinking about my family first, second and third. Buying in cash felt like the right thing to do 2 months ago because if anything were to happen to me tomorrow, guess what: my family will have the cash flow to rely on (and not have deal with 4 or 5 properties out of state). I will always Incline in CASH first but then again: at the end, what is your priority in life? 

My 2 cents...best of luck to YOU and ME ....LOL...This is crazy but so much fun....I am having a blast, hopefully you will too....

If you do not mind me asking where in Louisiana. I own multifamily properties in Omaha but looking for other markets for sure. I can share with you my experience in Nebraska and viceversa.
