What I also know about condos from my area is that it is all about:

1. The view, (the higher the more is worth and run less risk of structural damage)

2. The centricity,

How old is the building? The older the worse (I would not get into something older than 20 years)

Check for humidity in the walls. I currently have a situation in my condo in Puerto Rico that since the owner on top of my condo made a structural change that caused a leak on my wall, the HOA will not fix it. I will end this long story by saying that it has become a big do do for me.

Ask to see the annual HOA balance sheet or Financial Statements. If the building is under water because other owners do not pay their dues, bad administration or the building need big repairs, most likely the HOA tends to make a loan and allocate the responsibility to each apartment. This could increase your HOA.

Consider to start building your business credit. J. Scott haves an excellent article about this topic. From my personal experience I have done most steps described in the post and now that my business is at more than two years my personal credit is used less and less.

I am new to this site so I am unsure if I can provide the articles link. I will take the risk since it is from J Scott creator of the Flipping Book.

Hi from Cobb County @Heather W. and @Linda McKenzie,

Not sure if you have kids to be knowledgeable to respond to the question, but I am looking for Single Family "HUD" or foreclosed Home in Atlanta.

My current big roadblock is that I get discouraged of the school district ratings I find in Zillow (most do not go above 5 in a scale of 1 to 10).

Besides Bulkhead, Midtown, Alpharetta and Roswell. Is there any other zip codes you personally recommend for being a good area with a good school district? Or is it true that most people of good areas in Atlanta choose to put their kids in privet school?

Hi Bobby C.,

It depends how old your kids are, since for me the most important is that good schools (for me that is above 7 on a scale of 1 to 10) are assigned to the house I will live in.

Cobb county haves great school system (better than Fulton County "Atlanta").

Based on my standards, I would not want to live in Austell or the 30008, 30062, 30060 zipcodes. The most desired area in Cobb County in my opinion is East Cobb 30068, West Cobb 30064, 30067, 30066 and areas of Roswell that fall Cobb County.

I have noted a large inventory of Multi-family homes in Acworth but I am not 100% familiar with the area and it is to rural for me to live in.

It is a buyers market... However, the high unemployment and bad Government administration had made it a less desirable market for local investors. Vacation properties is always a good niche.
