Gentlemen, never mind on the bandit sign installers, I found an abundance of them. I posted an Ad on Craigslist and received 7 phone calls and 12 text messages within 30 minutes of it being published; crazy! I had to delete the post. 

Dave- good advice on the Craigslist situation. My ad was very successful

Hey man, thanks for you input. You're right; Bandit signs are getting outta hand here in Houston, they are everywhere. I'm planning on staying away from the bunch though. Honestly, I know bandit signs are taught in seminars and that's part of the reason why I didn't want to do it. But, I feel I won't sleep comfortably until I give it a shot and see what happens. If I get one solid lead from them, I will be happy.  I will PM you to get numbers for installs.

Powerful stuff, that is exactly why I'm staying up until 1:00 am every night to finish my real estate classes and take exam. It doesn't hurt to have my license as a back up plan too. If my investing en devours slow down, I can always turn the realtor switch on and generate some extra revenue there. I'm confident I made the right decision. Thus far, I've been trading leads in exchange for MLS comps, but I hate relying on other people. I mean you know how it is. When a deal comes along we need to hop on it immediately, can't wait around for somebody to pull comps for me. I only target extremely motivated sellers that need to get rid of their property yesterday, some of them are not motivated enough; this is when I pass it on to a realtor. Unmotivated sellers do not want to bother with an investor, they'd rather wait to get retail for their home. With an active license at hand, I can for sure monetize those dead leads.

Outstanding! that is great news. Thank you very much for the info guys. I've experienced the MLS once in my life when a realtor let me pull comps on her computer and I gotta tell you, it doesn't get any better than the MLS. I think redfin won an anti-trust lawsuit against the MLS and was able to suck up some of their information, but it's still not as good. The MLS is a monopoly, no questions about it.

Do you by chance know if there is a specific number of deals I need to do per year to stay active? Will brokers require a specific dollar amount? The marketing system for my flipping business yields Realtor leads from time to time, so I can probably jump on those as a listing agent, but I don't want that to be my full-time job.

Hello All,

I am an investor in Texas as desperately need access to the MLS. Can I get access to the MLS with an inactive salesperson license? I'm actually taking classes right now, the MLS is vital for what I do and need to have it. I don't think I want to be sponsored by a broker as I am not interested in representing clients. I just want to focus on buying houses and selling my own deals as wholesales or even retail as for sale by owner or use a flat fee service. Your reply would be much appreciated.

Hello All,

I'm trying to test a new form of marketing here in Houston; good ol' bandit signs. Do any of you know any people in Houston who offer placement services? I just don't have the time to drive around and place signs in strategic locations. I wish I could, but I got my hands tied trying to run 3 different companies, while still spend quality time with the wife and daughter. Houston is pretty lax on bandit signs, heck I've seen the exact same bandit signs in the exact same location for months... I've noticed the more sustainable signs are usually placed on poles, approx. 10' off the ground. Please let me know if you know any people willing to do this type of work here in the Houston area.

Hello Everyone,

I'm relatively new to Houston and looking for an investor friendly closing company that can handle creative transactions, such as double closings, subject tos, owner finance, etc.  One company that can handle all of the above would be ideal, but a combination would be fine too. I would very appreciate your help.
