About a year ago, I purchased a mixed-use property with a tenant that was paying on time but suddenly stopped. She claimed that she was not able to work because she was sick and then started paying for the months that she had missed. Seeing this behavior my assumption was she was going to be responsible. There is now lease agreement in place so, I tried to renew the lease agreement, with a raised rent. She was provided with the new lease for her review but did not sign it. Unfortunately, I had to go through surgery and lost about a month's time. She stopped responding to any of my texts. Now currently, I'm looking to evict because I'm tired of the run-around search to get some kind of response. Any advice on the eviction process is greatly appreciated.

When buying a property I bought it using a renovation loan because it was required. However, I found a different way to pay for the renovation costs and don’t need the renovation loan part of my loan program. What is the proper step I should do?
Thinking about renting a room in my unit, but I'm not sure how to go about it. Any and all suggestions are greatly apreciated, thank you.
