Wish I would've found this 4 months ago. Had to change our roof and now it's leaking in a different spot and the roofers seem to be giving me the run around. Might have to call your guy to fix the leak and take the other guys to small claim court.

Brad M. I'd appreciate the contact info but it seems I'm unable to send you a message. QQ, I'm also deciding whether the sewer and drain backup rider is worth it in Richmond city.

Randy E. Yeah, that's what I had read and he is an independent insurance agent. So I was hoping to get better pricing from the quotes he provided. Since this is my first rental and I had been reading that I should expect a 20% or so increase it really took me by surprise the quotes he sent. Hopefully today I'll call a couple of other places and even my auto insurance provider. I just wish I had a good ball park figure on what people in Richmond are paying for their coverage.

Hello folks!

Trying to pick your brains, I'm looking to close on my first rental property in Richmond City later this month. I've gotten two quotes for landlord insurance from my insurance agent who helped us get our current primary home insured. I was expecting a 20% increase but it looks like it's way more than that (1300 a year for a ~200k place).

I'll be calling other companies tomorrow to get more quotes but that just seems a bit high to me. Our current home is worth more than double the amount of the rental and we pay about the same. Not sure what rates you all have been getting in Richmond City and if you have any good recommendations on insurance agents/companies to look at.

Thanks in advance. I wish I would've learned all this 10 years ago!
