Hi, I'm a newbie trying to learn as much as I can on wholesaling and dive in. I live in the Toledo area but don't want to really invest in this market, I'm from Michigan so I was going to focus on finding deals there but I am also interested in the Columbus area. If there are any wholesalers or anyone with knowledge of the Columbus area I could link up with please PM me or point me in their direction it would be much appreciated.

@Elena Jobson the county uses quit claim deeds for tax sale auctions. My question is if I acquire a property through tax sale auction with a quit claim deed will I have issues "flipping" that deed.

Hello all, A friend and I have purchased houses through tax auction (quit claim) before to buy and hold/ fix and flip, so we are familiar with the process somewhat. I was wondering if it makes any sense to acquire a property via quit claim and wholesale it. I plan to only sell to cash buyers and use a title co. To make sure there are no other liens. Would there be anything else to hold up a deal and and are buyers less likely to purchase a quit claim?

Hello all, I've been reading up on assigning vs. double closing and I'm under the impression that double closing gives one more privacy as to how much is being made on an assignment fee, and can protect from someone going around the "middle man". I understand there's more to double closing like two closing costs, it's also my understanding that those closing costs can be negotiated just as they are when assigning a contract. My question is how is an agreement structured if I decide to partner with another wholesaler and use one of their buyers, is it better to double close, or assign? I would think it would get even more confusing for a seller to see several names and two assignment fees and what not.

Hello all, So I'm getting ready to start a marketing campaign and I was wondering if I should use a service like agentpro247 or listsource, or try my luck at going to the county and getting the run around time after time for my lists of motivated sellers. This is my first marketing campaign so I'd like the best chance at reaching a motivated seller. Second part of my question is what other services will I need besides a direct mail, and a telephony service for call backs. I've identified some service providers for both but will I need any other services to help ensure efficient communication with my potential sellers? Thank you in advance.

I made several CL posts in the area yesterday as well as a newspaper ad. I will be attending more meetups this week and in the future.
