Yup! I always highly advise those who are looking to start in real estate investing to NEVER GO ALONE. You're always going to need help in this industry no matter what. Lots of networking, will always learn something new and create great friendships! You never know if one day you can be of help to someone who used to be in your position!

NOPE!! STRICTLY BUSINESS RELATIONSHIP. We had a landlord who became friends with all his tenants and never increased their rents over the years of having that property. WAY BELOW MARKET RENT! Was basically paying the tenants to live there because he was scared to lose the tenants and ruin the friendships. Didn't have any capital to improve the property or anything. Just shows how they took advantage of the man's kindness and his investment. Glad we were able to 1031 Exchange into a triple net lease and increase his income, seriously! NO!

Hello, my name is Luis Hernandez. I work in the CRE multifamily area out here in Los Angeles, CA. Books I would highly recommend that has helped me would be the Art Of War by Sun Tzu and How To Lie With Statistics by Darrell Huff. Multifamily investing is a business, not just hey tenants pay me and I generate income, which investors/landlords I've dealt with don't look at it like that, that's a rookie mistake in my eyes even with those who have owned property for decades, big or small. If there's any questions/ concerns you have, feel free and ask away.
