Hi great people of BP. We have a one year lease ending with 3 roommates and we need to send a (90 days) rent increase notice . Is there a specific form or format for this scenario? This is the first time we've ever rented to roommates and we don't know how to handle it. We already know that one or two of them will be leaving and one has expressed the desire to stay. Thank you! We always appreciate your feedback and guidance.

The lease just started August 15, 2022

3 adults all qualified and on the lease and all other docs.

1 person needs to exit suddenly due to a family illness.

She wants to find someone else to take on her portion of the lease and move-in.

Can we charge a lease exit fee for all the work of creating a new lease? Can we charge an application fee to new tenant, if so how much?

Does one return her full deposit immediately? Is a brand new lease created?

We have not done this before now.... roommates....help.

Hi guys, we have a single family home in Portland Oregon. The tenant is requesting to extend occupancy in a month-to-month lease after her year lease is over. The question is, legally, do we have to conceed to the request or can we negate it and part ways? The lawyer tenant has a "challenging" personality. Contacting me with "urgent" service calls on things that were working perfectly fine with the user being the issue. On the latest emergency a technician told me "listen I don't know what you're asking me to do here the AC is working fine you just need to turn it on and wait for the system to kick in..." We don't mind attending to our property when the requests are real and reasonable but they haven't been, from the beginning. Any help is greatly appreciated.

Hi first time writing in. We have a rental house in Portland OR and have month to month tenants. They started with a year lease and have been monthly since 2 years ago. We recently finished some major maintenance around the house and during that process we noticed them very aggressive towards us and our contractors. We noticed they have not been taking care of the front or back yard which is their contractual responsibility. They've had 2 dogs when they only paid for a small dog. The association sent us letters complaining of the dog feces smell coming from the back and it goes on. We sent them an $75/mo addendum to the rent to cover a gardener to pick up their slack. This mad the tenants send us demmands "for going forward". Some of the demands are just ridiculous. We just want them out. Please help...
