Hey everyone, I’m prepping up for my first wholesale deal and feeling stuck in analysis paralysis—pretty sure I’ve got most of it figured out, but the contract side is tripping me up. I’ve been looking at templates from LawDepot and LegalNature, and I’d love to hear your thoughts. What’s the quality like? Anyone closed deals with these and felt confident? Are they solid enough to move forward with, or am I overthinking the legal stuff? Not sure if this is just me stalling or if there’s a real gap I need to fill. Appreciate any experiences or advice you’ve got!

P.S.A. Also if there's any advice on specific clauses or details to inlclude in these contracts.

Im starting out as well but I refuse to pay for a course. I've gotten a lot of useful information and questions answered from FB groups. The only area where I'm still struggling and I feel like I would have to pay money for advice or knowledge would be with an attorney when talking about contracts. Sometimes I think I'm overthinking but just the thought of going into court or doing soemthing wrong makes me look at those $200-$500 seem like nothing. So yeah I do feel most of the stuff is out there for free, the legal side of things I don't know.

Thank you Stephen,

Yeah I've read about them, heard a lot of great things. I just wasn't sure whether it was enough to prevent me or keep me out of any legal trouble. That's probably the main reason why I'm a bit skeptical about contracts.

“Hello everyone, I’m Luis, I’m new to wholesaling real estate in St. Louis. I feel ready to start hunting for properties, but I’ll admit the topic of contracts makes me a bit nervous. I’ve read books and watched educational videos, but I still don’t feel very confident. I think seeing an actual, properly drafted contract would really help me understand what to include and what to avoid.

Does anyone know a reliable resource or place where I can find an ‘official’ contract or agreement for wholesaling? I’ve looked at sites like Rocket Lawyer, but I’d love your suggestions.

Also, any advice or tips on creating, verifying, or adding clauses to contracts would be greatly appreciated! Thanks so much for your help!”
