@Dovid Preil my analysis calculates an anticipated 8% vacancy rate. Is that standard?

I could go on and on about this.  I live two hours from the property, but as a truck driver, I'm in the area often.  Here's everything I know:

property purchased by investor in April 2019 for $34,000.  Laminate flooring was put down poorly, but I expect it will survive the first tenant.  It, as most homes in Harrisburg, PA, is very old.  Built in the early 1900s the foundation appears sound.  Hot water heater and electric panel are fairly new and in good condition.  Many of these homes are SF that have been converted to 2 family over the years allowing for pretty weird floor plans.  Location would be accurately classified as a D location.  Property is within 1.5 miles of state Capitol building, Hospitals and University.  2br 1st floor, 3br second floor. RE agent estimates rent roll of $1900/mo.  I anticipate $1700.  low levels of dampness in basement.  May be mitigated by a dehumidifier.  I will need to purchase stoves and refrigerators.  Sending a contractor to inspect roof, hhw, electric heaters and foundation.  Property management will be 6%.

This will be my first investment purchase.  Offer is $85K.  I already have quote for insurance (approx. $900).  Taxes are $2,200, though an abatement was successful dropping taxes to $400 in effect until next year.  I'm not cash rich, actually, not rich at all.  I'm starting with a total of $12k and I anticipate this property will require a total investment of about $7500 ($5000 down payment and $2500 closing costs).  

Did I miss anything?????

@BrooksRembert That's what I'm trying to find out.  How do I broach this subject in a sensitive manner.  I've been communicating through the agent.  Progress has been slow except that I've been able to ascertain the sellers are in need of some help.  Would a request for a phone help accelerate the progress?  Should I trust nothing is being lost in translation?

I'm a truck driver. I'm struggling with trust issues. I view properties in my farm area. I analyze numbers and get comps from local agents. I send GCs to prepare estimates then I don't trust the numbers from agents and GCs.

I think I also need to find ways to connect with potential investors and private lending.

What questions do I ask of a motivated seller to put together a mutually beneficial deal? Read below and help, please.

Im looking for a compassionate way to acquire property and leave seller with dignity. I offered $298k. ARV is around $525. Repairs $85k. Holding costs around $20k. Costs to sell after repairs approx. $30k.

Seller has 6000+ sq. ft. residence. They are very motivated for financial reasons, but they believe they need more than I can offer. I have an accounting background so my instinct is to ask them to show me their finances, but then I'm reminded I'm not so good with the people skills. I can make a good first impression. Then they get to know me and it goes to hell.

I made a number of assumptions and would like to know if my numbers are too aggressive, too passive or in the park.

First, assumptions

Vacancy      15%

Repairs        6%

CapEx        10%

Mgmt Fee    8%

Home is listed as having been built in 2005

I also assumed $7500 in repairs and 10500 in closing costs.  I'm trying to determine if the asking price is too high or am I grossly overestimating cost of ownership.  I look forward to your advice.  Thanks

I have 5 comps. 3 are at or above the ARV value. 2 are below. I am working with a realtor. You've offered excellent advice. Thanks a bunch. But ultimately, the calculator still doesn't offer an option to show that I am borrowing the repair funds. Or, am I doing that wrong too?
