Thanks @Bill Thompson good points.  I am considering areas about 6-8 hours as well as soon as this hurricane passes we will probably go and check them out.

Thanks @Steve Kontos I have started going to the local REI clubs. Do you recommend any books or other sources to avoid mistakes? I am currently reading Multifamily Millions by David Lindahal and Real Estate loopholes by Kiosaki's CPA.

Hi @Ian Covington - thanks that what I started doing but they are obviously biased on their city.  I did ask around for properties our sales but I'm looking for larger units than they have available.  They did give me good pointers as to the specific areas where I was looking at.  I like your advice and will call a few more.  Thanks!

Thanks @Antoine Martel these are good points.  Do you focus on larger, medium or smaller cities?  Anything to look out for specifically in smaller cities?

I have a question about out of state investing.  What do you look at regarding investing out of your market driving distance wise?  Obviously the numbers on the deal have to make sense and get a good PM but regarding the areas with city do you check for average crime rates, schools, growing population, etc?  and if so where are you getting these stats?  

Also anything else I should be looking for?

@Andrew Johnson Why do you think the units would not even on craigslist, hotpads, etc?  From the pictures they show ok but of course they don't show all 26 units.   

I think I need to research the area a lot more.  I hope this is not the 'shunned' building and just the mismanaged one.  My research there are 1-2 buildings with nicer amenities but the units seem to hold well.  Also there are a few longer term tenants 4+ years from the rent roll.  

I'd like to think of the positive side and not assume it is in a bad area and from my research I don't think it is. I just need to write down a list of things to ask to really get deep into the reasons as to what is happening.  I see you own a few multi family units out of state.  What did your due diligence look like?  How did you find your units?  Thanks!
