Wow! Thank you all so much with all the advice. I agree that diversifying the proceeds is the best strategy. I narrowed it down to paying off a few of my rental properties, though I need to see how that will affect my possible tax deductions. Definitely investing a portion into the stock market by either investing it in a dividend portfolio or a pre-tax fund. Lastly, I have looked into syndications and was intrigued. This might be my chance to actually do it since I’ll have the funds. This seems less risky than being a hard-money lender. I think implementing these strategies will allow me to retire early and hopefully have a steady stream of income to supplement my 401K retirement funds :) 

@Josh St Laurent. We forgot to mention that we would like to retire abroad in Spain or Portugal for 6 months out of the year which is why $10,000 a month will be enough for us. We thought about buying more rentals with the proceeds to generate cash flow and establish each home with a Property Manager so we do not have to deal with tenants. Still very confused.

@Rick Albert, We would be netting about $550,000. We will move into a townhome we own for 2 years so we avoid paying capital gains taxes and buy a house cash with that money in another state. Don’t want to have a mortgage at retirement. 

I have never owned a business but I keep hearing that buying an established home service company can be very profitable. We would need about $10,000 per month in retirement. 

Hi everyone,

My husband and I will be downsizing from our primary home into a townhome that we own as an investment property currently. Since we will be selling our primary property which we have lived in for 15 years we will not be paying capital gains taxes on it. We are so lost as to what to do with the money. One important thing is that we want to retire in the next 5 years. We own 3 other rental properties that have a 6.5%-7.5% APR, and no credit card debt or any other high interest debt to pay off. Our options are to put the money the stock market, buy a multi-unit property, by an established business, payoff the 3 rentals for cash flow, or get into hard money lending. So many options that we are at a loss. I would love a calculator that could help me make better decisions but not sure that exists. Help!

I own a townhome in Fl with $300,000 in equity. My cash flow is not great because of high insurance rates and HOA fees. I only plan to hold it for another 5-7 years then I'll 1031 Exchange it for another property. With this in mind, should I do a cash out refi on the property in order to buy another property now or should I try to pay it off quicker and add equity, or do nothing at all? I appreciate any advice out there.
