Hello,

Does anyone have any tips or ideas on starting or how to grow doing property management? I've started a business that involves in contracting and investing but unfortunately it did not go as plan. However, My investment partner and I still have two properties that we manage and am looking to see how we can focus and grow. We are very short on money with bad credit. Any thoughts, We are open for options.

Thank you.  It's located in a very small town with a population of 3600 people. Income is below average. Most tenants pay between $350 - $400/mo. If its rented for $400/mo at the value its sitting on, cap rate approximately 10%, but I was hoping perhaps selling it for what is owed. Thank you again.

Hello BP's

I've been told many time about how you don't need a degree to invest. I believe that true. However, I've meet a lot of people who are in this industry of real estate and also investors and do have a degree in MBA etc.. What are your thoughts on this? Would it be better to have a degree?

Hello, 

I have a house that is still owed and currently renting. Now, I'm having to put out of pocket due to the tenant no paying. I'm trying to find different options on how to get rid of if. The last tenant destroyed the house. I owe about $46k to the bank. Would it be smart to refinance through hard money to repair and sale again or rent? Property value is at $50k max
