Looking for a professional opinion. 

I would like to buy a multifamily property within the next year with my younger brother. Since I am out of state, the plan is for us to buy it together and he will make it his primary residence to get the lower down payment. I will provide all the upfront costs (down payment, closing, etc.) and he will be the property manager (finding tenants, maintenance, etc.). We would split the cashflow and equity. If this works, it would be a perfect way for him to get started in real estate by learning how to house-hack and also building equity while I will get a lower down payment into a high cashflow property. Also, would it be a good idea to make an LLC since we will be partners? My goal is to do this for all my 4 younger brothers once they become of age.


Let me know if this would pass any primary residence rules since I won't be living there, but he will. Thanks!

I am currently in the homebuying process, looking to close on the house in the next few months and house hack it. It is a 4 bed, but has a big loft area upstairs. I am thinking about just sleeping in the loft area and renting out all bedrooms to maximize profit. If you did something similar, how was your experience and how were you successful, or unsuccessful? What were some creative methods you used for privacy? How much more should I charge for the bigger master bedroom with private bathroom? Thanks!

I am about to graduate college and will finally get a good job. My family lives in MN, but I will not be living in MN for the next 5-6 years. However, I'd like to consider buying land here as an investment. Anyone know anything about buying land in MN, preferably closer to the twin cities? Is it profitable? Where should I look for land? What can I do with that land? Any other advice? Thanks!
